At The Osborn Group, we fully understand that not everyone has the knowledge to fix routine maintenance issues.  As a result, we've provided some very informative and helpful YouTube videos for you below, to help potentially save you money and correct the issue quickly!  (Please note:  Follow the steps in these videos, if applicable, prior to submitting a maintenance request, as failure to do so could result in tenant invoice responsibility.)

  • We are available by phone 24 hours a day to handle Emergency Maintenance Repairs. 
    • emergency Maintenance Repairs are defined in the resident handbook as: water heater leak, flooding inside the house, fire or gas leaks. Air Conditioners/Heaters are not considered an emergency unless the outside temperature exceeds 108º or there is an infant or seriously ill person present.
  • For any repair request not meeting the Emergency Maintenance Repair criteria above, please submit a maintenance via your Tenant Portal.

NO COOL AC - Troubleshoot

There are many reasons an AC can be blowing warm air, most common is being iced over or a bad cap. If you see any white on your unit outside part or all of the unit maybe covered in ice. Turn off the unit and turn on the fan only. This can take up to 6 hours to defrost even with AZ heat. This can be caused by dirty air filters or dropping the temperature to quick on the thermostat. After 4-6 hours turn the unit back on and set at 3 degrees below the current home temp. Once it reached that temp let is stay there for 10-15 min and step it down 3 more degrees. Repeat until desired temperature is achienved.
