DO NOT CALL UNAPPROVED VENDORS TO TRY AND FIX ITEMS YOURSELF. IT COULD RESULT IN MORE DAMAGE AND THE INVOICE COULD BE CHARGED TO YOU. NEVER TOUCH OR ATTEMPT TO REPAIR POOL EQUIPMENT. WHEN IN DOUBT ASK.
By submitting this maintenance request, the tenant acknowledges and agrees that if the repair is found to be due to misuse or maintenance neglect, the tenant will be responsible for payment of the repair, per the lease agreement and Resident Handbook.
At The Osborn Group, we fully understand that not everyone has the knowledge to fix routine maintenance issues. As a result, we've provided some very informative and helpful YouTube videos for you below, to help potentially save you money and correct the issue quickly! (Please note: Follow the steps in these videos, if applicable, prior to submitting a maintenance request, as failure to do so could result in tenant invoice responsibility.)

By submitting this maintenance request, the tenant acknowledges and agrees that if the repair is found to be due to misuse or maintenance neglect, the tenant will be responsible for payment of the repair, per the lease agreement and Resident Handbook.
- We are available by phone 24 hours a day to handle Emergency Maintenance Repairs.
- emergency Maintenance Repairs are defined in the resident handbook as: water heater leak, flooding inside the house, fire or gas leaks. Air Conditioners/Heaters are not considered an emergency unless the outside temperature exceeds 108º or there is an infant or seriously ill person present.
- For any repair request not meeting the Emergency Maintenance Repair criteria above, please submit a maintenance via your Tenant Portal.
